A $27.5M Texas mansion – billed as 'America's best sounding home' – is up for sale

Realtor Michael Hershenberg calls the palatial estate "America's best sounding home."

SOUTHLAKE, Texas — The 31,234-square-foot mansion on Sunshine Lane in Southlake sits on nearly four manicured acres, behind gated walls. It features a resort-style pool, a landscape dotted with palm trees and an indoor sports entertainment complex, complete with a basketball court and bowling lane.

But none of that gets top billing for the $27.5 million home.

No, that distinction belongs to what you'll hear inside its walls, not see.

Realtor Michael Hershenberg calls the palatial estate "America's best sounding home," thanks to a customized soundproof recording studio and music room equipped with Dolby Atmos 3D audio. And that's not all: The recording studio is connected to an upstairs performance stage.

"There's not a residential property I've seen that has this customized studio," said Hershenberg, comparing the audio setup to top-level production studios.

There's a good reason why the home's audio is equipped at such a level. Dirk Ulrich, a longtime music producer and founder of Brainworx and Plugin Alliance, is the property's owner. Ulrich's companies have specialized in developing plugins that are widely used in the mixing and mastering process of audio and music recording.

Earlier this week, Ulrich confirmed on Instagram that he and his family are selling the spacious home.

"Well, apart from staying true to the Ulrich family motto ('Everytime a studio is finished we sell the house...') this UNBELIEVABLE house was just a bit toooo much (house) for the 3 of us," Ulrich posted.

Ulrich said the sale of the home can include the new home studio, which was designed by Haverstick Designs and includes 21 PMC speakers.

The rest of the house isn't too shabby, either.

Located on the north side of Southlake on Sunshine Lane, the sprawling property features eight bedrooms, 10 bathrooms, a wine room, balconies across the house, a king bedroom suite and a fully-automated smart home technology.

Down in the basement is where the basketball court and bowling lane sit, plus a workout gym. 

And each floor of the home can be accessed by elevator.

The outdoor living space includes a courtyard, waterslide and pool and spa area, plus an outdoor kitchen and space for soccer, football and other sports. The pool has two different depths; on one side a shallow depth for swimming, and on the other side a depth for diving.

Hershenberg said he's been in contact with a couple of athletes about the property, among other interested buyers.

"This would be the perfect place where you would never want to leave your own house," he said.
