13-story Shinola Hotel planned for downtown Indianapolis

The development group says demolition will begin by the end of the year, and construction should be finished in 2027.

INDIANAPOLIS — An investment group led by Herb Simon is planning to open a popular hotel in downtown Indianapolis.

Boxcar Development LLC submitted a proposal to redevelop the site of the former "CSX building" on Pennsylvania Street, right across from Gainbridge Fieldhouse.

According to the development group, investment for the project is expected to reach around $300 million.

The proposed plan includes a 4,000-capacity music venue for Live Nation. Here's what else has been proposed for the property:

  • 170 deluxe rooms and suites
  • Indoor and outdoor terrace banquet, meeting and event spaces
  • Fitness center
  • Upscale restaurant
  • Bar
  • Shinola retail store
  • Skybridge connecting to Gainbridge Fieldhouse
  • Two-level parking garage

Demolition of the current property is expected to begin by the end of this year and the project will most likely be completed in 2027.

Indianapolis-based Ratio Architects LLC, most known for working on the Sphere in Las Vegas, will lead the design of the indoor music venue.

Background on the Shinola Hotel:

The first Shinola Hotel opened in 2019 in Detroit featuring 129 rooms and will be used as a guide or model for the new construction in Indianapolis.
